Managed farmland refers to agricultural land that you formally purchase, but the operations—such as planting, irrigation, maintenance, harvesting—are managed by the developer or a professional team. You benefit from land-ownership plus the farming output without actively farming yourself.
What is the Land Area/Size?
The minimum purchasable plot size starts at 5.5 guntas (approximately 6,000 sq. ft.) to comply with government farmland eligibility norms.
Is Farmland Income Exempt from Tax/Capital Gain?
Yes. As per Indian law, agricultural income is 100% exempt from income tax, and benefits apply to long-term capital gain when held as per RBI and IT guidelines.
What Plantation Do You Do?
The farmland features a mix of long-term trees (Sandalwood, Teak, Mahogany) ensuring income balance and ecological sustainability.
Who is the Developer?

What is the Refund Policy?

Is it a General Property?

When Will It Be Ready to Use?
Plots are ready for use immediately after registration, and complete development handover occurs within two years.
Is It a Gated Community?
Yes. DhanVeda Farmlands is a premium gated community with 24/7 security, CCTV surveillance, and individual plot fencing.
Is It Converted Land?
No. It is pure agricultural farmland(Free land), categorized for farming and long-term plantation purposes, but convertible in the future subject to government approval.
How is the Property Registered?
Registration is done under each buyer’s name through RTC, Pahani, 11E Sketch, and Registered Sale Deed, following Karnataka’s agricultural property norms. The process ensures 100% legally verified ownership, backed by DhanvedaFarms compliance team.
Is it Farmland Everybody Can Buy?
Generally yes in Karnataka after the 2020 amendment non-farmers can buy agricultural land, anyone can buy—both Karnataka residents and NRIs—as it is general-category agricultural land (not SC/ST-restricted property).
Who Will Maintain the Property?
DhanvedaFarms professional farm management team handles plantation, irrigation, pest control, and upkeep. Owners receive regular reports and full access to farm performance updates.
What is the Registration Process?
The process includes booking, due diligence, registration, and issuance of ownership documents, with stamp duty and registration fees of about 6–8% of the land value.
What is the Payment Process?
Payments can be made in stages—Booking Advance, Agreement Amount, and Final Registration Payment—with full transparency and official receipts.
Is the Property Belonging to SC/ST?
No. The land is not restricted—it is a general agricultural property, open for purchase by all eligible buyers.
How Long Will Development Take?
Full infrastructure and amenity development—roads, fencing, plantations, irrigation—is completed within 24 months of project commencement.
Can We Resell the Property?
Yes. Owners can resell their plots anytime after registration since all documents and ownership rights are fully transferable.
When Will We Get the Documents?
Ownership documents (RTC, Pahani, 11E Sketch, and Registered Deed) are handed over immediately after registration.
